Gentis Solutions is looking for a Assistant Project Manager to join our client's team. Client-specific benefits are available and will be discussed in detail during your interview.
Compensation for this position ranges from 90k/year - 110k/year per year, based on experience. Payment is bi-weekly and is based on all hours worked, without eligibility for overtime.
This position requires the individual to be located in the Steamboat Springs, CO area.
Summary
This person will help support the oversight of all phases of high-end residential construction projects, ensuring they are completed on time, within budget, and to the client's exacting standards. This involves managing budgets, schedules, and resources, while coordinating with architects, designers, subcontractors, and the client. The role requires strong leadership, communication, and problem-solving skills to deliver exceptional results.
Requirements:
- 3-5 years of construction management experience, with preference to those with experience in the residential custom home industry.
- Bachelor’s degree is preferred in engineering, construction management, or relevant field.
- Knowledge of all construction phases and field operations
- Experience with Procore, Bluebeam, Microsoft Suite
Duties
- Assist with the preparation of budgets, schedules, pay applications in conjunction with the project(s) assigned to and field personnel.
- Maintain project documentation on Procore.
- Material Take-offs and material procurement phased with the project sequence.
- Consult with President, Project Manager, Superintendent and Subcontractors regarding the Construction Documents and make recommendations whenever design details, if any, adversely affect construction, cost or schedules, and request assistance in changes that may expedite the process and minimize delays.
- Accountable for Subcontract generation and management.
- Consistent owner interface and coordination of weekly or bi-weekly meetings for projects.
- Support for all change management and change documentation from a budget standpoint.
- Oversight of bid solicitations, appropriate bid analysis, and final buyout for scopes of work on projects.
- Review Subcontractor proposed change order (PCO) and be responsible for negotiating Contractor’s proposals.
- Oversight of project closeout and turnover.
- Maintain a frequent site presence to review progress and percentage complete in connection with the project budget and plans.
- Partnership with Project Manager for pay application generation and submission on projects.
- Assist/address subcontractor requests for information and design decisions.
- Familiarity with AMRC Design Review Guidelines as they relate to the project/s.
- Review and present potential value engineering options.
- Provide tracking of owner, designer, and consultant contracts, with an emphasis on maintaining contract value pending projects changes and/or value engineering.
- Assist with bank loan establishment, and pre draw tracking on all projects assigned to.
